I'm a new member here and I want to purchase one bedroom flat in Lavender tower or lellie but i'm worried with delays of the construction as I can see from others who complain.. Any brother to tell me the progress of the said towers will appreciate

Mr Abdrek, there is no doubt that all projects will be the delay not less then 2 to 3 years because i am visiting to Emirates City 2 to 3 time in a week, I am also very much worried that Lavendor Tower and Lilies Tower belongs to R Holding who is the Master Developer of this city and all plots has been paid off by the Sub Developers so what is the problem to R Holding not to even construct there project? so how can we say that Master Developer make whole city ready???? I think they also has some money problems thats why they are not doing it.
Sir you can invest in these two project but you have to make your mind for the completion till 2012 to 2014. As investment these are good project because there payment plan is for 6 years and installments are very easiy,Take care

B1/Burj Al - furqan tower

has anyone invested in this project? I have written to the developers Furqan real estates upmteen times on the progress report for this project. To date, they have not responded in a truly unprofessional manner as expected.

A Common Existing Myth ...

A common human practice "praise things till the time they are good and benefits us, and when they are not good, we tend to start blaming them, abusing them without even understanding the root cause that why this good thing has turned no good eventually and we forgets that they are not bad forever".... it is just a matter of time.

likewise when the market was touching the skies, we were rushing to the developers carrying out money in our hands to buy property of any sort which fixes in our budget without finding more about the developer, the development, And other aspects, the reason why because we all were tempted to flow with the flow that time, and were totally unconcerned about anything else which if had done then, so wouldn't not have harmed to some of us to that extent by now and have helped us preventing our investments going into the pocket of some greedy developers but we didn't bothered, we just walked blindly listening to each other only one thing that this unwell- thoughtful planning process of purchasing have no side effects. which was wrong. we ourselves were convinced inside us somewhat with that we should not waste time in scratching the issues which are behind the cover, where we can utilized most of the time in making our fortune. i really don't understand why is that?.................... i have seen many in this forum complaining about the developers that they have not correlated construction work with the funds they have received until certain time , it could be valid for few developers but not for all. why are we more likely to make stereotypes easily without justifying the person proper we putting a blame on, consequently we do start treating every developer the same way deserve for the default developers by not paying them adequately, assuming that every developer are the same.. this prediction we should have made earlier when we were searching for the property for making money. if we didn't do it then so we should not also do it now. rather than doing so, sitting and wasting time on this forum foreseeing wrong things, making false judgments, we all should walk on one platform and help this market gaining charm again which has been lost affected most by the word of mouth. go to the developers wherever you have bought your properties from , discuss your issues ask for some help and i m sure that they are human enough to understand things and finding solutions for the problems not even faced by some individuals but by us all( the developers and the purchasers)

Chapal World Projects in Ajman

Dear friends,

I am your new member in this forum, which I found accidentally. I have invested in one project in Ajman by Chapal World and already paid quite considerable instalments. They even charged me over 17000AED as interest on what they claim as late payment; yet they failed to provide me with the contract for almost a year!!

I have asked them if they have already established ESCROW account, but received no reply. My question then to members of the forum is this. Does any body know if Chpala has indeed established ESCROW account for their projects in Ajman; particularly The Harmony? If not, how does one go about it with Ajman authorities?

If they are on schedule they have the rights to charge you.,If currently there is a slight delays it is Illegal to charge you.Kindly talk to them and send them a proper letter regarding your delays for sure they will work out things and clear your charges.This official letter keep it for legal claims. Hope it will help.

Chapal escrow account

Hi Shareef, I am also an investor with the Harmony. Yesterday I emailed someone at Chapal about the escrow account, they replied saying: "We are in process to open a Escrow account and very soon we will send you the information regarding the account details till that time you have to pay your payments in the same account that you are paying alredy".

I pay quarterly and am not due till April so I am hoping it will be set up by then.

That's is what all keep on saying. It takes only a few days to open such an account. I also pay quarterly and my next payment is due in April too. However, I am going to see some authorities of the newly established department in Ajman who deal with such issue for THEIR advice. I know a lot of people who consulted similar authorities in both Ajman and Dubai were advised not to pay any more instalments directly to the developer and that the concerned Department will take it up with the developer on this particular issue.

IN AJMAN all this property bussiness OR ANY ACTIVITY is under the law.OF AJMAN GOVT. I THINK ITS TIME FOR THE GOVT TO PROTECT TH RIGHTS OF THEIR RESIDANTS. WHO HAVE INVESTED WITH A THOUGHT THAT A GOVERNMENT IS THERE TO TAKE CARE IN THE NAME OF JUSTIC , THAT WHAT EVERY THING IS BEING DONE ON THIS SOIL IS WITH IN THE LAW . EVERY BODY RESPECT THE LAW . NOW ITS TIME FOR JMAN GOVT TO INTERVENE.SO WE RESPECTFULLY REQUEST THE GOVT OF AJMAN TO SOLVE THIS PROBLEM e.g i was to receive possision of the flat in july 2009 .. now in one stroke they say now it is july 2011 not 2009 ...its law of jangle ONLY GOVT OF AJMAN CAN SOLVE THIS PROBLEM.

Payments must be made based on the construction progress timeline.
If there are some delays it is the duty of the developer to inform the investors.We invest our money based on the project turnover.I believe it is 6 years payment plans.3years construction for 50% and the rest 50% of the payment will be Autogenerated by either rental to cover its monthly dues.
Current financial crises affecting all of us.I must say we have to workout things diplomatic way to slowdown any argument.You cant force the investors to pay monthly dues based on the signed contract as it didnot go as planned.I am suggesting since my unit is on the 16th floor.I will restart paying if it reach 50% construction.We cannot blame the contractor it is slow as evrybody trying to cut operating cost therefore more delays.Respect to evrybody and our Ruler to make UAE a better place to live.Iam looking forward you will be sending updates in our postBoxes or email,Faxes..etc.Let those employees in your office work by sending proper update.

please do not make any payments till they set up the escrow. Also wait till they match the construction to the percentage of construction . The people at chapal will not issue any receipts as they dont have escrow . I did the same mistake and found out this after the payment . So sit tight and wait for the escrow. Good luck and pray that the halal money we paid them will give us good returns. take care ...
